There are 24 apartments in eight floors. Every floor contains 3 apartments having following sizes
A type ( 3 Bed Room)
1393 sq ft
B type (3Bed Room) 1370 sq ft C type (2 Bed Room)
1109 sq ft
What is the prevailing Square feet rate & payment Schedule?
Payment schedule of “River view” apartment @ RS 1200/- per sqft. Bi-monthly installments. (On Sep-2005)
On booking - 25%
8 Bimonthly installments - 9%
On handing over - 3% + statutory deposits.

How can a client avail HOME loans and from where?
Home loan can be availed from HDFC, ICICI Bank and UTI Banks by providing your monthly income and other bank details directly to them. Our Riverview project is being approved by those institutions .Also we can apply with any other financial institution for home loan where we have to get project approval, which will be arranged by the builder.
When is the expected date of completion?
18 to 24 months from 1-Sep-2005
What is the area occupied by terraces in every apartments?
Apartment A – One balcony ( 50 square feet)
Apartment B – One balcony having 45 Square feet area.
Apartment C – two balconies having 75 Square feet area.
Is there any discount on the price if full payment is done?
50 Rupees will be discounted on the prevailing price for a square feet ( I.e if the rate is 1250/rs then 1200 )
Is it true that roof top area will used only for PARTY purpose (PARTY AREA)?
True – It depends on Association.
Where is the guest car parking area?
At present we had shown 14 to 16 car parking based on the license drawing condition. But we shall provide 100 % car parking on project completion. Detailed car parking layout will be sent to all customers on completion of pile cap and plinth beam with in next 60 days for their option. We will confirm it on first come first serve basis. Also we will give provision for guest parking inside apartment area or in front of commercial space as available which will also confirmed on plinth beam completion.
Upon failure of completion date, can Customer get reasonable rent as the delay penalty charge?
We can assure penalty clause (rent basis, what is the rent approx for Type A,B & C?) ) on agreement it self for delayed completion. Completion schedule will be 18 months from the date of the first agreement proposed on 1 st October 2005 (Min. rent for A & B-type Rs.5000/-, C-type Rs.4000/-)
Where is the children playing area provided?
There will be small patches in the ground (courtyard) as children's play area, other than recreation space in first floor and second floor. Also there will be common area in ground floor like lobby service areas etc.
In the first floor and second floor, front 2 apartment ( B & C) area will be commercial space and rear river view apartment (A-type) area will be common area
Who is the builder /Civil engineer for construction?
Builder is TAJS BUILDERS owned by you supported by N.M SLIM AND ASSOCIATES as Architect and BETTER HOMES as project management consultants.
What is the extra payment to be born by the client up on delivery? Approximately what will be the amount to be spared for this?

One Lakh per parking and another one Lakh thirty thousand or less will be for the other statuary fees
Apartment owners association deposit will be collected and deposited in their account by the builder itself
